Due to the legal nature of renting property it is imperative that tenants contact the office two weeks prior to their tenancy commencement date. This is to ensure all administration is complete, and the tenancy deposit has been paid in full.
Unfortunately no-one can move into the property until the above is complete and the first month's rent has been paid in full. The MTM team can assist you with any outstanding matters to help facilitate a smooth moving-in process.
On the day, you will meet at the property with our independent inventory clerk. You will receive all keys and a detailed photographic inventory. An accompanied check-in will follow to ensure you are happy with the property and its contents.
We are most keen to return deposits promptly in accordance with the terms of the Tenancy Deposit Scheme. Please follow the guidelines below to help facilitate this process.
If you still have rent to pay, please note the deposit cannot be used as the last month's rent. The rent must be paid (as stated in your contract) and your deposit will be returned promptly upon vacating the property.
One nominated tenant will need to email MTM at lets@mtmproperty.co.uk with a forwarding address of each tenant and to formally request their deposit to be returned.
Ensure each utility company is informed of the meter readings on the day your tenancy ends and give them a forwarding address for your final bills. Arrange with the post office to have your post re-directed.
MTM will contact your house roughly 2 weeks prior to the end date of your tenancy to allocate a time for our inventory clerk to perform your check out. It is imperative that all tenants and all their personal belongings are out of the property by this agreed time to allow the check out to proceed. Ensure all bedroom doors are left unlocked and no doors are deadlocked upon vacating.
All Tenants’ possessions need to be removed from the property, including suitcases and bags, and all rubbish removed from the front and back of the house. Absolutely no further removals or cleaning will be allowed once the report has commenced. The property must be thoroughly cleaned from top to bottom to a good standard and the front and back gardens where applicable need to be recently cut and in a tidy condition as per the check in. The majority of deposit deductions come from poor cleaning, clearing and gardening so to maximise your deposit returned pay attention to these upon vacating.
Please ensure that all items of furniture are returned to their original location as stated on your inventory. If furniture items ARE NOT LOCATED in the same rooms as listed on the inventory they may be listed as missing, which will incur a charge.
If you are unable to attend the check out please ensure you leave all tenant keys in the property on the kitchen counter. DO NOT return them to the office. You will be checked out by Proactive Inventories, an independent company that has been enlisted by MTM to enable an unbiased assessment of the property you are vacating. During the check out PI will be reporting on the overall condition in which the property has been left, and the bedrooms will be assessed on an individual basis. PI use industry standard calculation for fair wear and tear and apportionment charging whilst assessing any damages that may have occurred during your stay.
