Once you have found a suitable house or flat to rent, prior to moving in the following administration procedure must be completed:
STUDENT LETS –
- Payment of a £125 + VAT (£150.00) administration fee. This will cover the cost of credit/ reference checking, guarantor completion and the supply of an independent third party inventory, with an accompanied tenancy check-in.
- Completion of a tenancy agreement and standing order mandate.
- Provision of a UK based guarantor. This must be a home owner, ideally a parent/family member and include proof of address and earnings.
- Overseas tenants who cannot provide a UK based guarantor must pay 4 months rent in advance.
- Provision of a reference from a previous landlord / letting agent (wherever possible).
- Payment of a damage deposit and the first month's rent.
- The damage deposit must be paid either using a debit or credit card (Please note that there is a 2% charge for credit card payments is applicable). Alternatively you can transfer the balance to our deposit account (no charge). Details can be requested from the office. Please note we do not accept cash or cheques.
PROFESSIONAL LETS –
- Payment of a £162.50 + VAT (£195.00) administration fee. This will cover the cost of credit/ reference checking, guarantor completion and the supply of an independent third party inventory, with an accompanied tenancy check-in.
- Completion of a tenancy agreement and standing order mandate.
- Completion of our employment referencing process.
- If unsuccessful, provision of a UK based guarantor. This must be a home owner, ideally a parent/family member and include proof of address and earnings.
- Provision of a reference from a previous landlord / letting agent (wherever possible)
- Payment of a damage deposit and the first month's rent.

HOW TO CALCULATE YOUR RENT -
Rent is calculated on a calendar monthly basis. For example:
If your rent is £90pw and you have taken a 4 bed house, the monthly rent will be £1560pcm.
You take the weekly rent, multiple it by the 4 tenants in the house, multiple it by the 52 weeks in the year, then divide it by 12.
